  • Q3 2016 Montecito Sales

    Compared to 2015, the Montecito 3rd quarter statistics (July through September) showed signs of a shift. Inventory levels rose 13%, as active listings grew to 270. In response to a healthier selection of properties for sale, the number of sales jumped 24% to 56. However, despite the increase in sales activity, both the average price & median price dropped during the 3rd quarter. The average price fell 19% to $2,834,700, while median price dipped 9% to $2,225,000. The number of escrows (56) remained the same and sold volume remained unchanged at $158,725,136. On average, properties in Montecito sold at 92% of their list price, compared to 95% last year. There were 11 sales over $5 million (compared to 7 sales in Q3 2015), but only 1 was over $10 million.  Read More »

    In Montecito, inventory levels remained the same as 2015, with 228 new listings on the market. Due to weak second quarter statistics, the number of sales dipped 11% to 107 and sold volume fell 14% to $399,845,286. Although average sales price dropped 3% to $3,702,271, the median sales price remained the same hovering at $2,945,000.   • Montecito Sales Spring 2016

    The good news. Montecito was the strongest segment of our local market. Inventory levels grew 11%; the number of new listings rose to 128. Unlike the rest of Santa Barbara, the number of sales in Montecito increased 7% to 58. Sold volume also outperformed last year, rising 16% to $240,150,875. The number of listings going under contract dipped 6% to 58. Average price rose 8% and broke the $4 million mark (to $4,140,532), while the median price shot up 24% to $3,475,000. Listings in Montecito are selling at 94% of their asking price.  Read More »

  • South Santa Barbara Sales Spring 2016

    The picture for South Santa Barbara County as a whole is mixed. Inventory levels remained relatively even compared to last year: the number of new listings inched up 2%, with 652 new listings coming on the market. Although the median price rose 8% to $965,000, the average price dipped 2% to $1,550,287. Although minor, this dip represents the first quarter the average sales price has dropped in Santa Barbara since 2012. The number of sales fell 12% to 335, as did the number of listings going into escrow, dropping 13% to 406. Additionally, sold volume sank 14% to $519,346,128. South Santa Barbara County properties are selling at 95% of their asking price.  Read More »

  • Hope Ranch Sales Spring 2016

    Activity in Hope Ranch was slow across the board; lower inventory, fewer sales, but at higher prices. 15 new listings came on the market, compared to 20 this time last year (a 25% reduction). There were only 4 sales, compared to 9 the previous year, totaling $21,205,000 in sold volume. The average price rose 22% to $5,301,250, while the median price was $5,710,000. Compared to last year, where 11 listings went into escrow, this quarter only had 3 properties go under contract. Listings in Hope Ranch sold at 88% of their asking price, compared to 92% last year.  Read More »
